All guests are asked to read and carefully consider this accessibility guidance, particularly in relation to infants, children or vulnerable adults with mobility or disability difficulties, so they can make their own informed decision before choosing to book Wall and Lakes holiday cottage. Wall and Lakes Holiday Cottage, aims to provide, quality self-catering accommodation for 4 people and is ideal for small families/single households, couples, walkers and cyclists. To ensure equal access to all users (in line with the Equality Act 2010), where practical and possible to do so, reasonable adjustments, such as entrance handrails, have been made to make access easier for guests.
It is a great central base to explore Carlisle, Brampton, Hadrian’s Wall, the Lake District and the beautiful local countryside with its stunning scenery and many attractions. Some key photographs to demonstrate accessibility are also provided at the end.
Four steps with study handrails into side porch entrance (one step once inside the porch into the kitchen and one step access onto flat patio area)
As you walk along the path, in front of the cottage, there is one step up and then one step down on the path.

Level access inside the bungalow to all rooms, except for one step from kitchen into porch.
• There are good local public transport links, road, bus (about a 10 minute walk from bus stop – The Sands, Brampton) and train (train station just outside Brampton, approximate a 30 to 45 minute walk or short taxi ride) to our cottage in Brampton. As well as many local shops, pubs and services a short walk from the cottage.
• There is clear road access into Tree Gardens, turning right there is a short single track lane (which can be uneven at times) to drive or walk along onto Wall & Lakes Cottage private driveway. The driveway is wide with a gradual incline and plenty of space to safely exit a vehicle. There is a wide path from the driveway to the front entrance, with one step up along the path. This then leads to the front entrance, which has 7 steps and sturdy handrails on either side. If guests wish to continue along the path to the side of the property, there is one step down as you walk along the path and 4 steps into the side entrance which also has sturdy handrails fitted.
• The back lawn is a lovely area to be in, please note it does have a small retaining wall, with a drop down onto the path. Although, a new balustrade was fitted in 2023.
• There is a beautiful, small bathroom with P shaped bath and shower over the bath. No walk-in shower. You will need to step into the bath to access the shower. Slip resistant shower mat provided.
• If requested to do so we are happy to help guests carry luggage in and out of the bungalow.
• The large lawned areas are gradually slopped. Slightly steeper from the patio to back garden, as can be seen on the previous photo showing the back balustrade.
• There is level access from the main entrance to the kitchen; living area; both bedrooms and small bathroom (shower above bath and you need to step over and into the bath). The rear bedroom is larger and more spacious and looks out onto the rear lawn and open fields behind.
• Fire safety risk assessment, February 2025, (full copy available in the cottage or on request) includes solid structured internal doors and emergency lighting (with removable torches) to protect the short, straightforward fire exit, which is along the hall, out front door, down steps, onto the front lawn. Door closures have been added to both the kitchen and living room doors to further protect this escape route. This aims to provide time for those with moderate disability/restricted mobility to escape safely. Interlinked heat detectors in the kitchen and lounge and smoke detectors in the hallway and both bedrooms mean if one alarm sounds, they all loudly do. In addition, there are battery operated, carbon monoxide detectors installed in kitchen, lounge, hall & bedrooms.
• External lighting: External sensor lights are installed to light the driveway and entrances.
• As owners, guests know how to contact us (advised on arrival and clearly displayed in the property), and we are happy to assist with any access queries. This includes advice on operating appliances or stove. Detailed information is also provided in the welcome folder.
• Existing off road, private parking, on the driveway for two vehicles. Guests can drive right up to the cottage and safely exit vehicles before a short walk to the entrances.
• The kitchen is fitted with standard height worktops, electric hob; oven; microwave; kettle; toaster; washing machine and tumble dryer. Gas boiler located in accessible kitchen cupboard.
• The living room has two sofa’s; a dining area with four chairs; TV and multifuel stove. Please note: Lighting the stove does require a good level of mobility, however, the cottage is warm and cosy with the gas central heating. Therefore, use of the stove is down to personal preference and owners are happy to assist with carrying fuel and emptying ashes, if requested to do so.
• Bedrooms both contain king sized beds (one can divide into two small singles on prior request); wardrobes and drawers. There are also bedside lamps provided.
• Feedback is welcome from all guests to help monitor and improve access.
• This accessibility guidance will be reviewed and adjustments made as and when required.
• Only registered assistance animals are allowed with advanced notification and verification.
